By making a reservation, you are entering into a legal rental contract with Casiva Vacation Homes, and therefore agree to and are bound by the following terms and conditions:
1. Terms and Conditions of Rental
This rental agreement outlines the standard terms and conditions for all property rentals under Casiva Vacation Homes.
Guests must notify Casiva Vacation Homes within two (2) hours of arrival if there is any existing damage to the property or any notable conditions.
Guests are responsible for any damages to the property, décor, or its contents during their stay, including moving items to another property, breakage, or excessive cleaning fees incurred.
2. Payment Terms and Conditions
- A 20% deposit is required if booking more than 30 days before scheduled arrival.
- The final payment will be automatically charged to the credit card on file unless alternative arrangements are made.
- Certain homes may require a security deposit to cover damages or loss of contents. This amount (minus any applicable charges) will be refunded within 7–10 business days after check-out, once an inspection and inventory are completed.
- Guests are fully liable for any damage or loss during their stay.
3. Property Occupancy Terms
- Occupancy limits are enforced according to state law and may not exceed the posted maximum for each home.
- The property is provided solely for vacation use — no events, gatherings, or parties are permitted.
- Only guests listed on the Rental Agreement are authorized to stay in the home. Unauthorized guests may result in eviction without refund.
- The guest making the reservation must be 25 years of age or older and remain in the property for the entire duration of the stay.
- Guests must comply with all community and HOA rules, including quiet hours (11:00 PM to 7:00 AM) and parking regulations.
- Violation of local laws, ordinances, or immoral use of the property may result in immediate termination of the stay without refund.
- Smart home technology may be installed for maintenance and safety, such as:
- Remote control of AC thermostats, door locks, or pool heaters.
- Noise detection devices (NoiseAware) that measure decibel levels only—no voice recordings or personal data are captured.
4. Last-Minute Reservations
For reservations made within 20 days of arrival:
- A security deposit may be required.
- Guests must check in at the Casiva Vacation Homes office with the credit/debit card used and valid photo ID or passport.
- The name on the reservation, payment card, and photo ID must match.
- A copy of your ID will be required at the time of booking.
5. Accidental Damage Protection (ADP)
- A non-refundable ADP fee applies to all reservations.
- Coverage:
- Up to $1,000 for Condos and Townhomes.
- Up to $1,500 for Homes.
- Damages must be reported to Casiva Vacation Homes within 24 hours to be eligible for coverage.
- Unreported or intentional damages, theft, or negligence are not covered.
- Any uncovered damage will be charged to the guest’s credit card.
- The ADP plan is administered by Casiva Vacation Homes and is not an insurance policy.
6. Cancellation Policy
Luxury & Signature Collection Homes:
- Deposits (20%) are non-refundable.
- Cancellations:
- 20% fee up to 60 days before arrival.
- 50% fee between 30–60 days.
- 100% fee within 30 days.
- All Other Homes:
- Deposits (20%) are non-refundable.
- Cancellations:
- 20% fee up to 30 days before arrival.
- 50% fee between 14–30 days.
- 100% fee within 14 days.
Note:
Date or property changes are considered cancellations. Trip insurance is highly recommended.
7. Optional Travel Insurance
Casiva Vacation Homes partners with RentalGuardian.com and InsureStays to offer optional Travel Insurance for unforeseen cancellations.
Coverage includes illness, weather events, employment changes, or emergencies.
Guests may also add Cancel for Any Reason (CFAR) coverage.

8. Hurricane Policy
Casiva Vacation Homes does not offer refunds or reschedules due to hurricanes or tropical weather.
We strongly recommend purchasing Travel Insurance to protect against weather-related disruptions.
9. General Property Rules
- No smoking in any property. Cleaning and deodorizing fees will apply if violated.
- No pets allowed unless explicitly stated.
- RVs, trailers, and tents are not permitted on premises.
- Descriptions on our website are made in good faith. Casiva Vacation Homes and property owners are not liable for errors or omissions.
- Check-in and check-out times are strictly enforced.
- Lost & found items can be returned at the guest’s expense through a third-party courier.
10. Check-In
- Check-in time: 4:00 PM.
- Guests will receive electronic lock codes after the final payment and signed rental agreement.
- Early check-in may be arranged for an additional fee, subject to availability.
11. Check-Out
- Check-out time: 10:00 AM.
- Guests are not required to clean, but excessive mess may incur an additional cleaning fee.
- Failure to vacate on time without prior arrangement may result in additional charges or relocation costs for incoming guests.
12. Pool Heat
- Pool heat is optional and charged per day.
- Must be purchased for the entire stay.
- Heaters operate on a timer and begin heating 24 hours before arrival.
13. Basis of Rental
Casiva Vacation Homes is an independent property management company managing privately owned homes.
We cannot guarantee access to resort amenities such as golf courses, pools, or fitness centers, as these may be controlled by the community or HOA.
No refunds are issued for early departures or unused nights.
Homes are self-catering, and guests must replenish any consumables once starter supplies are used.
14. Service Level
Casiva Vacation Homes will respond to emergency issues within 2 hours and address non-emergency issues during or after the stay as appropriate.
Emergency contact details will be provided with your booking information.
15. Price Match Guarantee
Casiva Vacation Homes guarantees the lowest publicly available rate for its properties on our official website.
If you find a lower valid rate within 24 hours of booking, email:

- Matching property and dates
Casiva Vacation Homes reserves the right to verify and adjust the rate accordingly.
16. Limitation of Liability
Guests use all home amenities, pools, and facilities at their own risk.
Casiva Vacation Homes and the property owner are not liable for injuries, loss, theft, equipment failure, or force majeure events (e.g., weather, power outages, or natural disasters).
Guests are responsible for supervising children and complying with all safety guidelines.
Pool and BBQ use is entirely at the guest’s own risk.
Tampering with pool safety alarms or fences is strictly prohibited and punishable by law.
17. Force Majeure
If the reserved property becomes unavailable due to unforeseen events (e.g., fire, damage, sale, or natural disasters), Casiva Vacation Homes will offer a comparable alternative.
If no suitable alternative is available or accepted, all monies will be refunded in full.
Casiva Vacation Homes’ liability is limited to the amount paid by the guest.
